This retail project occupies a corner plot in the gentrifying Shuwaikh Industrial Area and soon became one of the catalyst interventions that transformed the district into a F&B Lifestyle Hub.
Composed of a Basement, a Ground Floor (with attic areas within each shop) and a Mezzanine, this retail development organizes its outlet units, or “glass galleries” as perceived by the design team, along one main walking street and two intersecting ones, thus achieving a scale of experience that is more pertinent to older urban centers.
The street or “souk market” provides a microcosm of environments that allows the overall experience within the retail neighborhood to be pleasant and inviting. Shadowy plazas and basement courtyards all help in creating usable spaces almost all year by depending on simple passive techniques.
Designing each retail unit fronting the street with high windows further opens each shop onto the corridors. The shifting of the axes on which the units are organized further animates the street by creating enclaves that serve as plazas or courtyards open to the Basement, this helps to create several “corner” shops that add additional value to the overall development, and allows more light to shine into the stores during the day and more light to shine from the stores during the night; hence the name Mayar (or moonlight)
Taking into consideration the overall experience, careful attention has been placed on way-finding and store signages, thus allowing the rich complexity of a street market more perceptible.
