The development is located on Reef Island, an artificial island situated along the waterfront of Manama, the capital of Bahrain, in the Arabian Gulf. It occupies a privileged position defined by marinas, artificial canals, protected waterfronts, and immediate proximity to the city's financial and cultural center. Reef Island is recognized as one of the most exclusive residential districts in the country, conceived as an “urban island” with its own identity and direct access to the coastline.
The project’s layout responds to these unique conditions, taking full advantage of orientation, sea views, and the island’s landscape character. The proximity to the marina and shoreline provides expansive, uninterrupted vistas, as well as maritime breezes that enhance thermal comfort. The arrangement of built volumes and open spaces incorporates shading strategies and spatial positioning that harness the Gulf breeze and reinforce the experience of waterfront living.
The complex integrates both vertical and horizontal housing, creating a balance between urban density and residential privacy. The four residential towers offer 465 units, including studios, one‑ to three‑bedroom apartments, and spacious sea‑facing penthouses, all featuring generous balconies that extend outdoor living and capture views of the marina and coastline. Each tower includes independent access and efficient vertical circulation cores, ensuring fluid movement and a clear separation between resident, visitor, and service flows.
Within the horizontal fabric, the 50 single‑family villas form an internal residential district organized along private streets, with typologies ranging from 200 m² to over 400 m². These homes benefit from a calmer atmosphere, reinforced by their distance from the central tower axis and the constant presence of water, whether through ocean views or the artificial canals characteristic of Reef Island. The floor plans emphasize spacious layouts, abundant natural light, and, in some models, staff quarters, patios, and multiple family suites.
The shared amenities reinforce the identity of the development: swimming pools, a gym, cinema, playroom, sports courts, and barbecue areas are distributed in a balanced way, serving both tower and villa residents. Integration with the island’s landscape and the network of landscaped pathways brings the built environment closer to the experience of a coastal club. The inclusion of retail units and dedicated parking enhances convenience and supports an active urban lifestyle within the island itself.
The circulation systems, vehicular and pedestrian, take advantage of the island’s linear geometry and its relationship with the marina. The separation of vehicular access for the towers and villas avoids unnecessary intersections, while pedestrian entrances create comfortable, shaded routes that follow the waterfront or lead to the main lobbies. In the basement, the parking layout ensures efficient operation and minimizes the visual impact of surface parking.
Environmental strategies respond to coastal conditions, using the waterfront to promote natural ventilation and leveraging the towers’ orientation to generate shading between volumes. Deep balconies play a key role in reducing heat gain, allowing outdoor spaces to be used even during the hottest periods. The surrounding landscape, composed of gardens, green spaces, and water features, helps balance the microclimate and enhances the project’s overall environmental quality.
The visual representations depict a contemporary, luminous environment characterized by strong integration with the sea. Aerial perspectives highlight the privileged relationship with the Arabian Gulf, while interior and terrace views reveal an outward‑oriented lifestyle centered on the sea horizon and the island’s inherent sense of calm. The result is a project that combines balanced density, typological diversity, and a strong sense of place, one that draws on the uniqueness of Reef Island and the experience of living directly by the water.
